Curb Appeal
In real estate, the term “curb appeal” is thrown around often. Today, we’d like to tackle the meaning of the term, and the underlying impact of the concept as it applies to real estate sales.
First impressions are everything! An unkempt exterior invites the buyer to speculate as to what may be blemished or broken internally. This can set a negative tone for a showing, or, result in a buyer cancelling a showing all together. In addition, if the exterior looks unappealing in online photos, a potential buyer may just scroll right past their dream home.
For a seller, the goal is typically to get the highest asking price for their home. This is where details are of the utmost importance. Something as simple as an unswept porch or faded exterior paint can lower a property’s value in the mind of a potential buyer.
Another thought to consider is that of the deciding factor. If a buyer is debating whether they would like to put in an offer on your property or another, your house’s exterior could be that make or break factor. If they feel that they will need to budget for repairs such as new lighting or paint touch-ups, the perceived idea of additional work may be a deterrent to them.
In order to circumvent these potential issues, there are steps that can be taken. One such step is as simple as replacing a light bulb.
Yellow light bulbs are not desirable, and can (no pun intended) illuminate the home in a rather unflattering light. Opt for white ones and/or LED lights instead. In addition, black fixtures such as sconces are the way to go when it comes to exterior lighting. Black never goes out of style; and it matches just about everything.
When it comes to landscaping, do not feel as though you have to deck out your yard to the nines. Some buyers actually see excessive landscaping as another chore that they will not have time for. On the other hand, do not ignore landscaping/lawn care entirely. Be sure to clean up what is there, trimming excesses and removing dead plants in the process.
Another simple tip: a power wash can go a long way! A good spray can brighten the exterior of your home, making it look like new. A fresh coat of paint in a neutral shade on the shutters and a nice, rich hue on the front door are sure to impress potential buyers.
